Dear Symphony Village Residents:

As you may be aware, the Symphony Village HOA Board of Directors (“the Board”) approved a contract with a third-party inspection company, HOA Inspections USA, to inspect the exterior appearance of all homes within the community in 2024. Exterior inspections are completed periodically to help improve aesthetics within the community, protect property values, and maintain the status of the community as one of the most beautiful on the Eastern Shore.

It is apparent by the reputation and aesthetic presentation of the community that homeowners and residents alike take great care and work to maintain their homes and property. However, it has been five (5) years since the last formal inspection in 2019 and periodic reminders have proven beneficial. The purpose of the inspections is not to inconvenience owners but rather to assist owners with their routine maintenance planning for the benefit of the community.

HOA Inspections USA focuses on the exterior inspections of homes within community associations, and they have developed standard parameters to identify maintenance issues i.e. “findings” over many years. While all possible findings cannot be listed and may differ, the focus of the inspections will be on the following:

  • Aesthetic: dirt, mildew, discoloration, cleaning issues, faded/missing/chipped paint
    • Example: The homeowner may be asked to remove the discoloration from the siding and/or paint faded shutters.
  • Structural: damaged/degraded/deteriorated/missing components
    • Example: The homeowner may be asked to replace a portion of the gutter or downspout that is missing.
  • Landscape Impediment: item(s) that impede landscape services
    • Example: Homeowner may be asked to remove shepherds hook from turf area.

If you already have Spring maintenance items on your “to-do” list, way to go! If you haven’t made a list yet it’s a great time to walk around, look at the exterior of the home and property, and start planning (if needed). You do not need to wait until inspections begin!

In addition to this notice and eBlast updates on the inspection process, all owners will receive a pre-inspection letter from HOA Inspections USA via postal mail later this month. The pre-inspection letter will provide an overview of what to expect in the coming weeks.

The first inspection of all homes in Symphony Village by HOA Inspections USA is tentatively scheduled for May. If it is determined that your home does NOT need exterior maintenance, you will NOT receive any correspondence from HOA Inspections USA after the pre-inspection letter.
