2. EMF25-187 – CC recmd approval of EMF for tree mulch bed partial located in common area
3. EMF26-004 – CC recmd to approve owner req to upgrade staircase on side of the home & drainage in rear partially in the common area
4. Elliptical Replacement – Ops recmd new elliptical to replace non-working for NTE $8,000
5. Replacement Reserve Study Update RFP – Ops req authorization to seek bids for updated study
