Greetings Symphony Village Residents,

Please see the important updates below regarding turf maintenance in the community:


Turf Remediation – Continuing This Week (Week of September 29)

The Association’s landscaping contractor, Level Green Landscaping (LGL), is continuing turf remediation/restoration work on approximately 7,443 square feet of grass area damaged, primarily, during the second application of the selective herbicide Meso 4SC. This work will continue throughout the week and is expected to be completed by Friday, October 3, weather permitting.

Today, Monday, September 29, a representative from LGL has started evaluating properties that submitted a work order for turf damage that were not identified during their initial assessment.

If you do not see the contractor at your property immediately, or if you have not yet received a response to your work order, please remain patient as evaluations are being conducted and determinations are made.

  • The expected and intended outcomes of the enhanced weed suppression program, which aimed to target and eliminate persistent, highly visible weeds.
  • The unexpected and unintended results, which included damage to healthy turfgrass in both common and residential areas.

Aeration & Overseeding – Begins Monday, October 6

LGL is scheduled to begin aeration and overseeding of residential and common area turf on Monday, October 6, weather permitting. This service will be completed at a reduced rate reviewed and approved by the Board of Directors.

All front and rear lawns of residences, along with common area turf, will be aerated and overseeded. The work is expected to follow the same pattern as routine mowing and is expected to be completed over approximately four (4) days.

Tentative Zone Schedule:

  • Monday, October 6 – Day 1: RED Zone
  • Tuesday, October 7 – Day 2: YELLOW Zone
  • Wednesday, October 8 – Day 3: ORANGE Zone
  • Thursday, October 9 – Day 4: BLUE Zone
  • Friday, October 10 – Day 5: Rain/Make-Up Day

Please note: The map below shows approximate zones for each day. Crews may be slightly ahead or behind schedule depending on progress and weather conditions. Please do not be concerned if the schedule varies slightly.

If you believe your lot, a portion of it, or adjacent common areas were inadvertently missed, please submit a work order by CLICKING HERE or by visiting the homepage of the official community website.

Residents will be notified of any changes to the schedule.

Turf Damage Remediation Plan

 

 

Symphony Village HOA Residents,

As you may be aware, turf conditions in many areas throughout the community appear to have been impacted by the recent applications of selective herbicide Meso 4SC in the month of August. The impact has been observed in both common areas and residential lawns.

While the application achieved much of its intended results, it unfortunately also caused unintended damage—particularly after the second round of application during the week of August 25—affecting desirable turfgrass in certain areas.


Expected & Intended Results
The application was designed to target and eliminate a range of highly visible and persistent weeds including:

  • Large and smooth crabgrass
  • Goosegrass
  • Nimblewill
  • Yellow nutsedge
  • Dandelions
  • And other common turf weeds (see full list below)

As part of this process, you may continue to notice whitening or discoloration in affected areas, along with temporary yellowing of healthy turfgrass. This is normal and does not indicate the death of desirable turf.

The resulting bare patches—where weeds were previously growing—are a known outcome of a more rigorous weed suppression program. This is the first step toward improving the long-term health and appearance of the community's turf.


Unexpected & Unintended Results: Turf Death
It became evident to the Board of Directors and Management that the application also caused damage to healthy, desirable turfgrass in certain areas.

On the morning of Thursday, September 11, both the Regional Manager and Branch Manager of Level Green Landscaping (the Association’s landscaping contractor) were onsite to assess the situation. Initial findings suggest that damage is most evident in areas where the applicator had to slow their pace, resulting in a heavier-than-recommended concentration of the product.

The contractor took full responsibility for the damage caused by overapplication and immediately proposed a plan for remediation.


What to Expect Next

1. Evaluation & Mapping of Affected Areas

Beginning on Monday, September 15, Level Green representatives are scheduled to:

  • Conduct a thorough walk-through of the community to identify areas impacted by overapplication of the product
  • Map and document all affected areas across both residential and common areas

To ensure this time-sensitive evaluation is completed efficiently, please refrain from approaching the contractor’s team during this process. The sooner the assessment is finished, the sooner remediation can begin.

2. Remediation Plan: Topsoil & Reseeding

Starting as early as the week of September 22, the contractor plans to:

  • Apply a layer of mixed topsoil and compost to damaged areas
  • Aerate and overseed to promote healthy grass growth

This work is strategically timed with the fall growing season, which offers optimal conditions for turf recovery. The application of Meso 4SC has no impact on the viability of the grass seed. Please note that full regrowth will take several weeks as new grass becomes established.

3. Aeration & Overseeding of Undamaged Turf Areas

Once the damage assessment and mapping are complete, Level Green Landscaping will submit a revised proposal for aerating and overseeding all undamaged residential turf areas. This proposal will be forwarded to the Board of Directors for review and consideration.


Management will continue to provide updates as more information becomes available.

Dear Symphony Village HOA Residents,

As a follow-up to previous eBlast communications, this is an update regarding the turf damage caused by the application of the selective herbicide Meso 4SC —particularly after the second round of application during the week of August 25—affecting desirable turfgrass in certain areas.

The Association’s landscaping contractor, Level Green Landscaping (LGL), took full responsibility for the damage caused by overapplication and immediately proposed a plan for remediation on September 11.

LGL has since assessed the extent of the unintentional damage to both residential and common area turf by conducting a thorough walkthrough of all common areas and residential lawns during the week of September 15. As a result of their assessment, approximately 7,443 square feet of turf damage has been identified across the community.

Remediation work began today, Tuesday, September 23 and is expected to continue through at least the end of this week. Restoration of the damaged areas will include:

  • Apply a layer of mixed topsoil and compost to damaged areas
  • Aerate and overseed to promote healthy grass growth

This work is being performed at no cost to the Association. Your continued patience as LGL completes this time-sensitive process throughout the community is greatly appreciated.

Regardless of whether you submitted a work order, your property and adjacent common areas should have been assessed by LGL. If you do not observe the contractor at your property immediately or have yet to receive a response to your work order, please continue to be patient. LGL will be working their way around the community and Management is in the process of reviewing all work orders submitted in reference to this matter. Please monitor your email for a response in the coming days.

In addition, LGL has submitted a revised proposal for aerating and overseeding undamaged residential turf areas. This proposal is currently under review by the Board of Directors.
