Symphony Village HOA Residents,

Have you reviewed your mailer about the proposed increase to the initial capital contribution? If not, PLEASE CLICK HERE to review the full mailer and see below for more information.

If you favor increasing the initial capital contribution amount, please submit your proxy at your earliest convenience but no later than 10:00 am on November 15, 2024. By returning your proxy you are voting in favor of the amendment.

The bullet points offered by the Board of Directors to clarify and summarize the questions received since the distribution of the mailer are below for your reference.

  • If adopted, the increased Capital Contribution would be paid by those buying a house in the community. This is not additional money current owners would have to pay.
     
  • Increasing the amount of the Initial Capital Contribution is a proactive approach intended to help supplement the Association’s financials for years to come and protect the aging infrastructure.
     
  • With the proposed Capital Contribution increase, it is our understanding that we would still be well below what other similar communities with amenities are paying e.g. Four Seasons in Chester, MD. 
     
  • The current $750 Capital Contribution has been in place since 2003. There has never been an increase, but the operating costs for providing maintenance, repairs and replacement to our Clubhouse and amenities has significantly increased.
     
  • The money from Initial Capital Contributions helps maintain the value of the community for everyone.
  • To vote in favor of the proposed amendment, please return only the proxy enclosed in the mailer to the Management Office. If there are multiple owners in the household, the proxy only needs to be signed by one owner to be valid and does NOT need to be notarized.
  • The document titled “Amendment to Amended and Restated Declaration of Covenants, Conditions and Restrictions for Symphony Village at Centreville” was enclosed for your reference only. This is the document that would be signed by the Board of Directors and recorded with Queen Anne’s County if enough proxies reflecting affirmative votes are received (237) to adopt the proposed amendment.

If you are NOT in favor of the proposed amendment to increase the amount of the initial capital contribution you do not need to return the proxy.

Ballots to vote on the proposed amendment will also be available at the special meeting scheduled for Friday, November 15, 2024 at 10:00 a.m. in person and via Zoom.
