Dear Symphony Village HOA Residents:
It has been brought to the attention of the Board of Directors that several residents have questions regarding the recent mailer and proposed amendment to increase the amount of the initial capital contribution. To view the full mailer, please CLICK HERE.
The Board of Directors offers the bullet points below to clarify and summarize the questions received.
- If adopted, the increased Capital Contribution would be paid by those buying a house in the community. This is not additional money current owners would have to pay.
- Increasing the amount of the Initial Capital Contribution is a proactive approach intended to help supplement the Association’s financials for years to come and protect the aging infrastructure.
- With the proposed Capital Contribution increase, it is our understanding that we would still be well below what other similar communities with amenities are paying e.g. Four Seasons in Chester, MD.
- The current $750 Capital Contribution has been in place since 2003. There has never been an increase, but the operating costs for providing maintenance, repairs and replacement to our Clubhouse and amenities has significantly increased.
- The money from Initial Capital Contributions helps maintain the value of the community for everyone.
- To vote in favor of the proposed amendment, please return only the proxy enclosed in the mailer to the Management Office. If there are multiple owners in the household, the proxy only needs to be signed by one owner to be valid and does NOT need to be notarized.
- The document titled “Amendment to Amended and Restated Declaration of Covenants, Conditions and Restrictions for Symphony Village at Centreville” was enclosed for your reference only. This is the document that would be signed by the Board of Directors and recorded with Queen Anne’s County if enough proxies reflecting affirmative votes are received (237) to adopt the proposed amendment.
